Luxe Pools Will Perform The Following:

We will build 94' perimeter in-ground pool 14' x 33' with Water Feature, Pergola, & BBQ Island

Pool Dimensions:

  • Pool Internal surface area: 831 Sq.Ft at 11,108 Gallons
  • Install Pool Deck 615 Sq.Ft. of Phoenix Paver
  • Install 94 Ln.Ft. of 4″ x 12″ Coping- Phoenix Paver
  • Install (2) 14 Ln.Ft. Pool Steps
  • Install (1) 14 Ln.Ft. Bench
  • Install (1) 14′ x 6′ Baja Shelf 84 Sq.Ft.


  • Install 210 Sq.Ft. of 50/50 two tone Artificial turf
  • Install 37 Ln.Ft. of concrete edging around the perimeter of turf
  • Install 864 Sq.Ft. of Phoenix Pavers for Pergola area and right side yard going up to the front yard
  • Install 300 Sq.Ft. of Gravel on right side of yard


  • Install 368 Sq.Ft. of AlumaWood Pergola with Solaris top
  • Install 4 AlumaWood Columns
  • Install Crossmember Column for ceiling fan that customer provides
  • Install Electrical for ceiling fan that customer provides

BBQ Island:

  • Install 24 Ln.Ft. BBQ Island around customers Personal grill
  • Install Travertine Bar Top for seating
  • Install Gas line for customers’ personal grill
  • Install 4 electrical outlets onto Island
  • Install 16 yards of Santa Fe Finish Stucco onto sides of BBQ Island
  • Paint Stucco to match existing home 
  • Install 23 Ln.Ft. of 8x8x16 CMU Block for Raised Bond Beam
  • Install 38 Sq.Ft. of Ledgestone on front and side of Raised Bond Beam
  • Install (2) 3′ Sheer Decent Water Features
  • Install 4 yards of Santa Fe Finish Stucco onto back of Raised Bond Beam
  • Paint Stucco to match existing home

Luxe Development Group Inc DBA Luxe Pools and Landscaping shall complete permit applications and make submissions to municipality for all building and mechanical permits required. Standard permits and engineered plans are included.

*Owner is responsible for any HOA approvals, if required.

Property clearing such as removal of trees/brush from property within limits of disturbance and as defined for removal on site development plans not included unless specified.

 For foundation to plan bottom per architectural drawingsUnsuitable  
soil conditions at or above plan bottom are unknowns and cannot be  budgeted for prior to excavation. i.e. Rock, soft clays, sinkholes, etc. these will incur additional costs of $225 per hour. 
Luxe Development Group Inc DBA Luxe Pools and Landscaping will not be held responsible for damage to or replacement of irrigation lines, sprinkler lines, water lines, gas lines, electric lines, phone lines or cable TV lines not shown on blue stake prior to excavation.
If we get into a HARD DIG situation, client will be responsible for extra costs associated with hard Dig at $1,000 per foot of depth

For trenching of electrical lines, plumbing lines, gas lines, water lines etc. there will be a charge of $30 per ft. This is based on having a clear run (no obstacles) such as concrete, brickwork, pavers, trees etc. this would incur additional fees at $225 per hour for labor and equipment.

Exclusions from Agreement:

  •  Rock
  •  De-watering
  •  Unsuitable or unstable soil conditions
  •  Hidden/Undisclosed wells, tanks, pits, etc.
  •  Hauling expenses except as related to demolition.
  • 462 Sq.Ft Area & 3′ x 6′ for pool depth




Poured concrete per engineered plans to include:

  •  Concrete Formwork
  •  Concrete/Shotcrete (27 yards)
  •  Rebar- 2,727 Ln.Ft. for pool

Install all plumbing per engineered plans to include:

  •  Install 1- Blue Star Main drain system for pool
  •  Install 1- Hayward Skimmer with 2 ½ in plumbing

Cleaning System:

  • Hayward 2 wheel inground side cleaner
  • Hayward 425 Sq.Ft Cartridge Filter
  • Hayward Tristar VSP 950
  • Hayward Automatic Water leveler
  • Hayward OmniPL Automation System
  • 1- Hayward ColorLogic Pool Light
  • 1- Hayward Light Switch
  • 2- Water Wonders 3′ Sheer Decent water feature
  • 1- Equipment Pad
  • Basic training of pool equipment functions included

If client is installing heaters/pumps line upgrades additional charges may occur to upgrade lines to comply with equipment manufacture warranty.


All electrical to be installed per plan and code.

  • Up to 50’ Electrical run up to #10 wire (from main panel to equipment area)
  • Perimeter bonding, GFCI breaker for pump and electrical connections per code
  • Gas run up to 20′ (from Gas line to equipment area)
  • Mini Pebble Tec (Aqua Cool 1 Bag Puerto Rico Blend).
  • Install 94 Ln.Ft. of clients choice blue dot waterline tile

• 15/20 yd. Dumpster to be provided as necessary to store and remove debris.

Luxe Development Group Inc. DBA Luxe Pools and Landscaping will not be responsible financially for a client or neighbor using construction bin to throw any personal or oversized trash into the dumpsters provided for construction of the pool. The dumpsters we provide are solely for the construction of the pool. Any personal garbage from the client found in the dumpsters provided will incur additional charges based on space taken from dumpster as a change order. Our average cost per month for these containers is $500 per month plus dump fees. Please keep this in mind. If we feel at the end of the job there is room for your personal items to be thrown away, then please ask beforehand.

Luxe Development Group Inc. DBA Luxe Pools and Landscaping will not be held responsible for construction objects hidden in the ground such as nails, staples, wire, etc. Although we try our best to provide a safe, clean site, it is not guaranteed to be debris free
