Permits and Fees:

Luxe Development Group Inc DBA Luxe Pools and Landscaping shall complete permit applications and make submissions to municipality for all building and mechanical permits required. Standard permits and engineered plans are included.

*Owner is responsible for any HOA approvals, if required.

Requirement by the state of Arizona to check for underground utilities before we dig. 

site work:

Property clearing such as removal of trees/brush from property within limits of disturbance and as defined for removal on site development plans not included unless specified.


Excavate for foundation to plan bottom per architectural drawings and all excavated soils to be stockpiled for use during back fill. Unsuitable soil conditions at or above plan bottom are unknowns and cannot be budgeted for prior to excavation. i.e., Rock, soft clays, sinkholes, etc.
these will incur additional costs of $225 per hour.

It is unknown whether or not we will require fill dirt in order to bring your new build to meet county requirements. As such, Luxe Development Group Inc. DBA Luxe Pools and Landscaping cannot include any fill related items into the original bid, as each build and area are unique. Any fill needed to bring your project to level will be charged as a change order at $225 per hour plus $24 per ton for fill dirt.

Builder will back fill with existing excavated soils. Excess soils shall be graded out on property if possible, if not possible to grade out, expenses for hauling off-site of any excess soils will be charged to the client at $225 an hour plus dump fees.

Luxe Development Group Inc DBA Luxe Pools and Landscaping will not be held responsible for damage to or replacement of irrigation lines, sprinkler lines, water lines, gas lines, electric lines, phone lines or cable TV lines not shown on blue stake prior to excavation. If we get into a HARD DIG situation, client will be responsible for extra costs associated with hard dig.


For trenching of electrical lines, plumbing lines, gas lines, water lines etc. there will be a charge of $25 per ft. plus materials. This is based on having a clear run (no obstacles) such as concrete, brickwork, pavers, trees etc. this would incur additional fees at $225 per hour for labor and equipment.

  • Hauling expenses except as related to demolition





Poured concrete per engineered plans to include:

  • 2- Umbrella sleeves on Baja Step

Install all plumbing per engineered plans to include:

• Install 1- Main drain system for pool
• Install 1- Skimmers with 2 ½ in plumbing
• Install A & A Cleaning system on Steps and Baja Steps
• Install 2” Gas Line to support Heater and Fire Features with water

Cleaning System:

  • Install 1- Pentair Rebel 2-wheel cleaner

Pool Equipment:

• Pentair Clean and Clear S20 Cartridge Filter

• Pentair Intellitouch 3 HP variable speed pump

• 1- Pentair LED Pool Light

• 1-Pentair Light Switch

• 1-Pentair SPA  Light

• 1-Pentair 400,00 BTU Heater

• 1-Pentair Salt System

• Basic training of pool equipment functions included


If client is installing heaters/pumps line upgrades additional charges may occur to upgrade lines to comply with equipment manufacture warranty

All electrical to be installed per plan and code

• Up to 100’ Electrical run up to #10 wire (from main panel to equipment area)
• Perimeter bonding, GFCI breaker for pump and electrical connections per code
• 1 LED Light Set 4 Path & 6 Spotlights.

Site Cleanup:

15/20 yd. Dumpster to be provided as necessary to store and remove debris.
